Rental Process/Requirements
Rental Requirements:
- Clean criminal background, no felonies or serious misdemeanors
- Good rental history- no evictions, broken leases or rental debt
- Verifiable rental references
- Verifiable consistent income (at least 6 months)
- Individual gross monthly income 3 TIMES the rent or proven ability to pay.
- 12-month lease
*We are not income based and we do not allow cosigners, guarantors or housing vouchers.
Processing and Approval of Applications:
We will only process complete Applications. Submission of a signed Application, all required documents, and payment of the $50 fee constitutes a complete Application. Once we have processed your Application(s), we will notify you whether you've been approved or disapproved. You will have 3 days to sign the lease after approval notification (details below).
*If multiple parties are interested in a particular property, applications will be processed in the order received and the first qualified applicant(s) will be given the first opportunity to secure the property.
Securing the Property and Signing of the Lease:
You have 3 days after notification of approved Application, to secure the property. To secure the property, we require 1. a signed lease, 2. paid deposit, and 3. first month's rent. This first month's rent payment must be made with secured funds only (money order/cashiers check).
*After 3 days has expired the property will be available to the next qualified applicants. NO EXCEPTIONS
